Land Lease

Postby Paul » Fri May 27, 2005 11:48 am

Say 100 acres at $20, total $2000 per year, say 10-15 years.
What is the best way to pass the cost onto the clubs?

Discuss.

@ 6 clubs looks like $333.34/year.

Kinda simple math really. Even for an accountant.

Simple eh? I'll bet you this goes 4 pages.

You want FTR with 20 members to pay the same as Jonfund with 120 members?

Can the Assoc afford it already?
How much cost should be passed through?
How to allocate?
Per member?
What happens when member numbers change?
Who makes up the difference?
What about new clubs?
What about old clubs leaving?
What about increased insurance?
Maintenance hours as a credit?
What if a club will never use it?
What if a club wants to use it more than their allotment?

:flip:

You got 9-10 different clubs thinking 9-10 different things. FTR and Baystate may love it and chomp at the bit. DWE and Newjo may say screw that, we got our own land already.

My first thought is a dues increase to cover the lease cost. My second thought is a small dues increase and a fundraiser or two to cover the rest of the cost. My Fun Fundraiser @ F1 Boston can raise a minimum of $3,000. That would lease a nice piece of land. We should seek a small dues increase next year anyways. We have to cover my large salary.

Dues increase might be the way to go.
The Assoc is wicked cheap as it stands.

larger clubs won't mind the dollar increase, smaller clubs like the benny of having leased land.

There could be allocations/appropriations/restricted items within the budget to lock the $2000 into lease payments each year.

STEVE: Could the Assoc survive right now as it is and take a $2000 hit each year as a land lease payment?

Raising dues a buck, times 450 members...hmmm might have to go $2.

It would make our funds tight but we could do it without donations or raising the dues. What we do is raise the dues $2 and take donations from members who use the land.

Paul,

There is probably going to be a limit on the number of trucks on the land that are managable at one time anyway. Wouldn't said limit be what dictates pricing?

In my opinion any fees should be based on a per truck/per useage basis. That way the club size doesn't really matter.

This indicates an pay-as-you-go strategy. This would mean that the funds are not guaranteed to be there to pay the lease. Dues would have to be increased by $2/$3 per member to ensure the lease payment. No?

Increase the dues and lease the land. It is that simple. Look at what the members now get for just only three dollars. I dont like to say this but we offer the most for the least amount of money. I would gladly pay $2 for another place to play.
